Height reduction, future trails included in Beeton Station deal

A height reduction of main buildings and leaving the door open to a future public trail system are among the details hammered out related to the Beeton Station Condominium appeal.

Minutes of Settlement between the proponents and the Town were released Thursday by the municipality.

“At the Committee of the Whole meeting on January 13, direction was provided to the Town solicitor to negotiate and finalize the minutes of settlement for the Beeton Station Condominium appeal,” said the Town in a statement. “As instructed, the minutes of settlement were finalized and executed. Therefore, Council was not in a position to have a further vote on whether the minutes of settlement were satisfactory.

“The executed minutes of settlement include a reduction to the height of the principal buildings, future possibility for the Town to establish a public trail, further discussions regarding the continued operation of the South Simcoe Railway and details of reimbursement for the Town’s legal fees.”

According to the agreed-upon minutes, the developers will convey a permanent easement to the Town for a public trail running from Danielle Gate to Main Street.

The Town will be subsequently responsible for liability insurance on the lands while the developers will install fencing on the condo’s property line to separate the development from the trail system.

“The location and details related to the trail, including the extent to which the Town requires trail lands will be finalized during the site plan approval process, provided that the trail will not interfere with the development envelope approved on site through the applications,” reads the agreement. “[It is acknowledged] the Town may not require the northerly portion of the trail land…as a result of the site plan evaluation process. The trail will not interfere with the development envelope approved on site through the applications.”

The settlement agrees to a reduction in height of principal buildings by 1.1 metres, so the total height of each of the principal buildings will be set at 14.231 metres.
