Council receives status report on new administration centre

Town of New Tecumseth council received a status report on the progress of the new administration centre on July 24.

The report listed key findings, including the fact that the project has had 84 change orders approved. The total value of the change orders approved to date is $1,415,595.05, which is greater than the total approved contingency amount, with most change order costs attributed to previously reported unplanned works.

The report states that, overall, the project remains within the total approved project budget.

Staff have accommodated contingency overages by reducing planned furniture, fixtures, and equipment purchases. At a previous council meeting, it was determined it was prudent to pause the furnishings discussion at that time due to a planned review of the Town’s flexible work policy.

Since the previous report of June 5, 2023, it is noted that remedial work required to correct existing structural deficiencies on the north and southwest piers has been determined, and the repairs are complete. Windows have been installed in these two areas. Exterior doors are in place with hardware and final finishing required. Floor flashing is ongoing, and window flashing has begun.

In addition, the green roof has been installed, and a significant exterior concrete pour has occurred.

The contractor indicates that the facility will achieve substantial performance, where it is ready for or being used for its intended purpose, by the end of August. Following substantial completion, the Town will require a further six to eight weeks for final finishing and occupancy for the contractor to complete the remediation of deficiencies.

In addition to deficiencies noted in prior reports, concrete works completed in this period have been deemed deficient, with cracks, spalling, and other issues noted.

The contractor is responsible for the cost and completing the work.
