Loss of trees, parking, and pedestrian safety cause concerns in new development

A proposed development in the west end of Alliston and Adjala-Tosorontio has some Town Councillors concerned about several issues related to the building of detached homes, townhomes and apartment buildings on the site.

The property is a 7.39-hectare area located on the 30th Side road of Adjala-Tosorontio, west of Industrial Parkway.

The concerns were raised during a public meeting at Town Hall on Wednesday, Feb. 15.

A draft plan of the new subdivision includes 65 single detached homes, townhouses, and three 60-unit apartment buildings.

One of the main concerns was the number of trees that would be cut down for the development. The area is currently filled with trees. The trees account for one per cent of the town’s tree canopy and significantly impact the surrounding area.

Also of concern were drainage issues, development density, parking requirements, and safety along Industrial Parkway.

The developer is asking to build 42 additional units, which would reduce the number of parking spaces by 213.

With limited parking already causing a problem, some councillors think having even less would create a permanent problem in the area.

Ward 2 Coun. Wendy Gabrek, who lives in a house built during the first phase of the west Alliston development site, said parking is already a problem in her neighbourhood.

A report by town staff indicated some potential problems with development at the site, citing that residential development on the lands would not be permitted unless it can be demonstrated that there will be no negative impacts on the area’s natural heritage feature nor the ecological and hydrologic functions.

In addition, the engineering department noted that the town does not have the water allocation to support the development.

The 30th Sideroad is also an issue as it is a boundary road separating New Tecumseth and Adjal-Tosorontio.
