Council receives update on status of Town Hall construction

New Tecumseth Council received a report on the current status of the Town Hall construction project during a regular council meeting on Jan. 30.

The report was intended to update council on the project, which was awarded to Matheson Constructors.

Since the last status report, the footings and foundations for the two-story addition to the building have been completed.

The steel framing for the curtain wall has been completed and is ready for glazing. The delivery and installation of window frames are anticipated over the next few weeks.

Spray foam insulation and the roof structure atop the second-floor washroom bank has been completed.

Interior works have progressed, completing all below-grade works within the footprint of the building and interior room partitions and block walls for service areas are trending toward completion. The installation of the sprinkler system has started.

The overall project schedule remains unchanged from the previous report and continues to track for a late first-quarter or early second-quarter substantial completion date.

The report goes on to state that there are potential risks to the intended schedule. These include finalizing shop drawing approvals and supply chain issues, and labour shortages that may need to be accommodated within the overall timeline. As concerns are identified and brought forward, the project’s planning team continually reviews them to find the best way to mitigate any schedule delays.

Since the previous reporting period of Nov. 28, 2022, the project has seen 45 change orders approved.

The total value of the change orders is $714,840, with most of the cost being attributed to soil issues, floor topping on the second level, and unplanned sanitary sewer work.

To date, the current spend percentage equates to approximately 70 per cent of the total approved contingency amount.

The report states that, at this time, there is no concern with the financial state of the project.

The town is in receipt of a formal delay claim from the constructor. This claim relates to additional standby and administrative costs incurred by the constructor due to unplanned and unknown site conditions.

Town staff will review this with input from the town’s consulting architect.

Any resulting impact to the contingency will be reported during the next status report.
